Water damage restoration

Local SEO for water damage restoration companies.

Mitigation work is won in the map pack, on a phone, within minutes of the loss. We get restoration companies ranking across every suburb they service, not just the one the office sits in, and make the listing convert a homeowner who is standing in water and calling the first three numbers they see.

Why it decides the job

In restoration, the search happens once and it happens fast

There is no shortlist and no second visit to your website. There is one search, typed one-handed, and three taps on the first three numbers in the map pack. Two things decide whether you are one of those three.

01 / The clock the customer is on

Hour 0

Category 1

Sanitary water from a broken supply line. Clean at the moment it escapes.

24 to 48 hours

Category 2

Significant contamination, capable of causing illness. EPA and FEMA put mould growth in porous materials inside this same window.

Beyond 48 hours

Category 3

Grossly contaminated. More demolition, more drying equipment, a harder insurance conversation.

Under the IICRC S500 standard the grade is not fixed at the moment of loss. It degrades. A homeowner who calls a roofer on Tuesday still gets the roof. A homeowner who calls you on Tuesday is a materially worse job, and they have usually already called someone else.

02 / The map you have never seen

Top 3, you get the call 4 to 10 11+, invisible

Google answers “water damage restoration near me” from the caller's phone, not your office.

That grid is what a restoration company's rankings actually look like. First place at the office, invisible eight kilometres out, across an area you are fully equipped to cover. Every square is a separate ranking contest, and most companies have only ever measured the middle one.

It is the most common reason a well run company is quiet, and it does not show up in any ranking report that tracks a single position.

What we do

The work that gets a restoration company into the map pack

01

Google Business Profile built for emergency dispatch

Primary category set to Water damage restoration service rather than the generic contractor category that suppresses you in mitigation searches. Secondary categories for fire, mould and sewage work. The 24-hour attribute enabled so you surface on open now filters at 2am. Service areas defined by the suburbs you actually drive to, not a radius drawn around your office.

02

Map pack rankings across every suburb you serve

Water damage searches are resolved against where the caller's phone is, not where your office is. A company ranking first in its home suburb and nowhere else is invisible across most of its own service area. We build and track a grid of rankings suburb by suburb, then close the gaps with location-relevant pages and proximity signals.

03

Coverage of emergency, insurance and commercial queries

Flooded basement cleanup, burst pipe water removal, sewage cleanup, storm damage restoration and insurance-adjacent searches are different query families with different intent and different competitors. Most restoration sites have one services page trying to rank for all of them.

04

Review velocity built before peak season, not during it

Reviews are load-bearing in a trade where the customer is frightened and comparing three strangers on a phone screen. We install a request process tied to job completion, so volume accumulates through the quiet months instead of being chased in February when nobody has time.

05

Citations and NAP consistency across restoration directories

IICRC listings, insurer and TPA directories, and the general local citation set. Inconsistent name, address and phone data across these is one of the most common reasons a well-run restoration company is outranked by a smaller one.

06

A site that converts a panicking caller on mobile

Click-to-call above the fold, IICRC certification and insurance credentials visible without scrolling, load times that survive a phone on cellular data in a flooded basement. Ranking is wasted if the page asks a distressed homeowner to fill in a contact form.

Query coverage

Four query families, and most restoration sites rank for one

Emergency, damage type, insurance and commercial searches have different intent, different competitors and different conversion paths. A single services page cannot hold all four.

Why restoration companies eventually have to rank

Water damage is the most expensive keyword niche in home services. Clicks run $91 to $251, and Local Services Ads leads run a median of $175.95. Both are viable, and if you are new or need volume this quarter, paid is the correct instrument. The difference is what happens over time.

How we work

The first 90 days on a restoration account

  1. Days 1–30

    Audit and foundations

Full profile and citation audit, suburb-by-suburb ranking grid so we know where you are actually invisible, category and attribute corrections, NAP cleanup across restoration directories.

  2. Days 31–60

    Content and coverage

Pages built for the damage-type and suburb queries you don't currently rank for, conversion fixes on the mobile call path, review request process installed.

  3. Days 61–90

    Authority and momentum

Local link and citation building, GBP posting cadence, review volume compounding. Positions begin moving on the lower-competition suburbs first.

  4. Ongoing

    Hold and expand

Grid re-measured monthly, coverage extended suburb by suburb, seasonal push completed before the winter claim peak rather than during it.

Common questions

Local SEO for restoration companies, answered

How long does local SEO take for a water damage restoration company?

Lower-competition suburbs usually move first, often inside the first two to three months, while the main city term takes longer and depends entirely on who currently holds that map pack. The honest comparison is against ads: a Google Ads account produces a call the day it switches on, and ranking work does not. What ranking gives you instead is a lead cost that stops scaling with every job you win. Anyone quoting you a fixed number of days for a specific city has not looked at that city's map pack.

We already rank for our city name. Why isn't the phone busier?

Ranking for your city name and ranking at the moment of loss are different problems. Nobody standing in four inches of water searches your city name. The search is proximity-driven and Google resolves it against where the caller's phone is. If you rank first in your home suburb and nowhere else, you are invisible across most of the area you actually service. That gap is usually the single biggest source of missed mitigation jobs, and it is what a suburb-by-suburb ranking grid exposes.

Can local SEO produce a call at 2am, when losses actually happen?

It produces the ranking. Whether it produces the job depends on who answers. A map pack position at 2am is worth nothing if the call goes to voicemail. The caller taps the next of the three listings within a minute. Before we take on a restoration company we ask how after-hours calls are routed, because ranking a business that cannot answer sends the work to a competitor.

Does IICRC certification help rankings?

Not as a direct ranking factor, but it does significant work on conversion, which is where it earns its place. 70% of customers say they prefer a certified business and 85% say they would pay more for one. It belongs in the Google Business Profile description, in your listing photos, and above the fold on mobile. It is the reason a homeowner picks you out of three listings that otherwise look identical.

Do we need a separate page for every suburb we serve?

Not for every one, and building thin duplicates for fifty suburbs will hurt you rather than help. The pages worth building are for suburbs where you have genuine service history, real job examples, and enough demand to justify them. We prioritise by the ranking grid, targeting the suburbs with search volume where you are currently absent, rather than producing a page per postcode.

Is SEO better than Local Services Ads for restoration?

They solve different problems and most established restoration companies should run both. LSAs buy volume immediately at a median $175.95 per lead, which is the right instrument if you are new, have no review history, or need revenue this quarter. The reason not to rely on it permanently is that the cost scales with every job you win and stops the hour you pause the campaign. Ranking work compounds in the opposite direction.

Find out which suburbs you're invisible in.

We'll run your Google Business Profile and a suburb-by-suburb ranking grid for your service area, then show you exactly where the mitigation jobs are going instead. No charge, no obligation.
